A reservation can be made through Booking.com, Airbnb, Expedia, the Website, or through the emails or phones listed at the Website.

A reservation is confirmed only upon receipt of the Property booking confirmation by email.

Full payment is due prior to arrival as per the conditions stated during the booking process. For a non-refundable rate, full payment is required within 7 days of booking. No refunds will be issued in case of cancellation or modification. For flexible rate, payment must be completed at least 14 days before check-in. Cancellations made within 14 days of arrival are non-refundable.

Payment methods include credit/debit cards and bank transfers. Any payment costs are covered by you.

Any failure to make timely payments may result in cancellation of the reservation.

Cancellations must be done in writing and be dated.

Cancellations made more than 21 days before check-in will be refunded in full.

Cancellations made within 21 days of check-in are non-refundable.

No refunds will be provided for early departures or no-shows.

Check-in: From 3:00 PM to 9:00 PM. Late check-ins after 9:00 PM must be arranged at least 1 day in advance.

Check-out: By 10:00 AM. Late check-out is subject to availability and may incur additional charges.

A refundable security deposit may be required at check-in to cover potential damages.

The deposit will be refunded within 7 days of check-out, subject to an inspection of the Property.

You are responsible for any damages caused to the Property and any missing inventory of the Property including keys, during your stay. A lost key cost is 75 euro. The missing inventory costs are according to the property inventory price list. Nikiti Dream Villas reserves the right to determine the cost for damages you caused.

Any damages must be reported immediately, and the cost of repairs/replacement will be deducted from the security deposit.

If damages and/or missing inventory exceed the deposit amount, you will be required to cover the additional costs. Nikiti Dream Villas is entitled to charge these additional costs to your credit card.

• The Property is in general non-smoking. Smoking is strictly prohibited indoor and in outdoor green areas, including roads, paths, the grass fields, and the olive field. Smoking is only permitted on balconies with the use of an ashtray.
• Special attention must be taken to prevent fire hazards.
• In the event of a fire caused by your negligence, you will bear full financial responsibility for damages and any applicable fines.
• Pets are not allowed.
• Noise should be kept to a minimum, especially between 11:00 PM and 7:00 AM and between 3:00 PM and 5.00 PM.
• The use of pools and playground is not allowed between 11:00 PM and 7:00 AM.
• You must use the Property, including the inventory, responsibly, according to the purpose and comply with local laws and regulations.
• You are not allowed to rent out the Property nor use it for any other than residential purposes.
• To use and stay at the Property you need to be listed as a guest in the reservation. Anyone else, who is not listed in the reservation, is not allowed to stay and use the Property.
• Maximum occupancy limits must be respected.
• Parents are responsible for the constant supervision of children, including in the use of the pools, playground areas, all indoor and outdoor areas, and the olive tree field.
• If you want to park your car within the Property, you must use only the designated parking space. You have to park your car in a way that it does not block the other cars, nor the entrance and exit to the Property, nor the roads within the Property. The parking is free of charge.

Nikiti Dream Villas and the Property owner are not responsible for any damage whatsoever suffered by the guests, any loss, or injury incurred during the stay, regardless of the cause. Guests acknowledge that they stay at the Property at their own risk and agree to indemnify and hold Nikiti Dream Villas and the Property owner harmless against any claims, demands, or actions brought against any of them by any guest or third party due to injury, damage, or loss occurring during their stay.

You are advised to have travel insurance to cover potential incidents.

Nikiti Dream Villas and the Property owner are not liable for disruptions in utilities beyond their control (e.g., power outages, water supply issues).

Nikiti Dream Villas and the Property owner are never liable for damage to or caused by vehicles of the guests.

Nikiti Dream Villas assume no liability for the use of the Website, including but not limited to errors, inaccuracies, incomplete payments, or any technical malfunctions that may occur. You use the Website at your own risk.

In no case are Nikiti Dream Villas or the Property owner obliged to pay a higher sum in compensation than the reservation value.

All content, images, designs and materials on the Property and the Website and Property listings at booking platforms are the intellectual property of Nikiti Dream Villas and may not be copied or used without permission.

Nikiti Dream Villas reserves the right to terminate your stay without a refund if any of the Terms and Conditions are violated.

In cases of illegal activity, excessive disturbance, repeated breaking of house rules, or substantial damage, you will be required to vacate the premises immediately without a refund.

Nikiti Dream Villas may also terminate the stay in the event of force majeure, including but not limited to natural disasters, governmental restrictions, safety concerns that make the stay impossible/unsafe or unavailability of the Property owner, manager or staff. In this event, you do not have any rights to compensation claims, except the refund of the payment, in the case of the already paid reservation.

Unless otherwise agreed in writing, Nikiti Dream Villas is entitled to regard the reservation as cancelled, if you have not checked in on the first day of the reservation.

Nikiti Dream Villas reserves the right to modify these Terms and Conditions at any time without prior notice.

Any changes will take effect immediately upon being published on the Website or other booking platforms.

Continued use of the Property following such modifications constitutes acceptance of the revised Terms and Conditions.

These Terms and Conditions replace any prior agreements, arrangements, or understandings, whether written or oral, between you and Nikiti Dream Villas.

If any provision of these Terms and Conditions is found to be invalid, illegal, or unenforceable, the remaining provisions shall remain in full force and effect.

The invalid, illegal, or unenforceable provision shall be replaced with a valid provision that most closely reflects the original intent of the parties.

These Terms and Conditions are governed by the laws of Greece.

Any disputes arising will be subject to the jurisdiction of Greek courts.

By proceeding with a reservation, guests acknowledge that they have read, understood, and agreed to these Terms and Conditions and to Nikiti Dream Villas Privacy Policy.
